Incentives

The rental includes two months of rent free realized in November and December of 2021. Should the sublessee decide to extend the lease until the end of September 2022, the rent free will come in play yielding a net effective rent of $5,995 per month.

Additional fees

A National Grid and ConEd account is needed for this space. Furthermore, a renter's insurance is needed which shall carry the minimum limits of $250,000 per occurrence for bodily and personal injury and $100,000 per occurrence for property damage.

Amenity fee of $50 per month needs to be paid as well. The landlord also requires a security deposit for one month of rent.

We will require a photo ID of the subtenants, 2 most recent bank statements, letter of employment, a landlord letter, most recent tax return, and two most recent pay stubs.

Other info

The landlord would consider a 12 month lease if interested. There are no pet restrictions in the building. The apartment will come unfurnished. We are also willing to do virtual or in-person tours. Thank you!
