Beautiful Alcove Studio, 1 Bath with a large living space, spacious closets, in-home washer/dryer, and southern exposure. The monthly electricity bill is average $40, gas and water are included in the rent.

The building is fairly new, the rooftop views are breathtaking and the concierge staff is very friendly. For us, it was a true luxury living but now we are relocating out East.

The rooftop is always open and is a great place to work from home or read books, there is free WIFI available in all public areas.

My listing adjusted NET rent is $2,495 because I will give you $1,000 cash once you sign the contract with the building.

Additional fee

Application fee of $20 per applicant/occupant. The applicant applies with Riverwalk (the building owner), I setup that introduction.

· Smoke-free property.

· Pet friendly, however, there is a one-time fee of $750 per pet, 2 pets maximum per apt and breed restrictions apply for dogs: no Rottweiler, Pit Bull, Doberman Pincher or German Shepherd.

· Amenity fee (fitness center & children's playroom): $30 per person, per month + tax (optional and cancellable anytime w/ 30-day notice).

· The next resident takes over the apartment "as is". We will leave the apartment clean.

· Security deposit is waived if the new tenant signs up to use auto bank withdrawal for recurring payment method per the original lease agreement. If they do not want to enroll, then Riverwalk will need to collect security deposit of 1 month.

· New resident will need to provide a copy of renters insurance prior to move-in.
