AMENITIES PASS: For the duration of the lease, you will also get a free amenity pass which is usually $100 per person per month, but this would be waved so you'll have access to the gyms, tennis courts, volleyball courts, lounge areas, and work areas in all three TFC Cornerstone sister buildings in the area.

The area is extremely walkable and lively at night, but peaceful during the day. Very family friendly. The neighborhood has an abundance of dog parks, restaurants, grocery stores, salons, and children's playgrounds. There's a K-8 school around the corner, and a hospital and police station all within walking distance. The ferry is a minute walk away. There's plenty to do in the neighborhood!

We've lived in both Brooklyn and Manhattan before and we would never leave this area if we didn't have to relocate. It's truly amazing, and this apartment is beautiful. The views are iconic and the price is unparalleled. We're flexible on the lease start date but ideally would love it to start April 1 or around there. We're excited to find a qualified tenant that will fall absolutely in love with this unit and will be lucky enough to call it home for the next 16 months.

We have Wi-Fi and cable installed in the unit and can leave that here and transfer the account to your name to save the hassle of getting it re-installed.

We had custom lighting installed in the living room and foyer, as well as an extra wall cabinet installed in the bathroom for more storage. We're more than happy to leave those for the next tenant free of charge.

We also have a large flat screen TV installed on the wall in the living room. Also happy to leave that for the next tenant if you'd like. We will just ask that you pay for the cost of the TV (without the installation). TV is almost brand new, only 6 months old.

RENTAL REQUIREMENTS
Standard NYC application process. You apply via the building's website. Building management is very kind and flexible, but they do require that you can show proof of making 45x the gross rent in order to qualify. If you don't, you can get a guarantor via Insurent and they will take that.
