Property Details

This is a 453 sq. ft. studio apartment on the 32nd floor of one of the best buildings in Downtown Brooklyn. The view is facing North and the main features are:

PROS:
- Huge kitchen (like biggest I've had in any apartment even the 1BRs I've lived in).
- Yes it has a dishwasher, yes I use it too much. Also the best stove I've ever had and it's very easy to clean.
- Two large closets that you can store plenty of things in as well as all your clothes should you wish to go the traditional closet as clothes-storage route.
- Washer and Dryer in unit - extremely quiet so you can wash things guilt-free.
- Fios enabled so if you're able to WFH it'll probably be the best apartment internet experience you can have.
- Views of the Williamsburg Bridge, 59th Street Bridge, most of the buildings on 42nd street (Chrysler, Met Life, etc). Note that the Empire State Building is juuuust out of sight. Still, you can get all moody and brooding with your glass of wine while surveying the land and East River.
- Views of downtown Manhattan including 1WTC.
- Fantastic water pressure, superhot hot water, and all the high-end luxury building rental things that you hope it has. Everything is super clean, modern, and easy to use.
- I have never heard my neighbors, who I have confirmed have a baby and a barky dog, through any walls. If you've ever lived in NYC you know how rare this is.
- The building staff is incredible and among the hardest working, kindest, and coolest people I've ever met.
- There are A LOT of cute dogs in this building. Just don't pet them as it is rude right now.
- Oh also, if you've never lived in Downtown BK, pretty much every subway is here, so commuting (outside of the awful situation we are all in) is really convenient. Also Target, Whole Foods, Popeye's, Dekalb Market, etc. are all very close so hopefully you can safely navigate all the things those offer while living here.

Building website: Search "Hub BK" on Google
Floor plan is the Studio-S7-R28-40 layout on the Bozzuto management site (also do a Google - I am not allowed to post links in this listing).

CONS:
- There is just the one (huge) window, so it may be a little dark depending on how you arrange the space. That's not to say there isn't plenty of light - it's actually currently distracting me as I write this.
- In the era after the current one, gym membership and access to the majority of building amenities requires an additional monthly fee, I personally don't use this and don't mind but I don't want you to be tricked thinking you have full access via just rent!

Hope you love it, I am sad to have to leave, but you gotta roll with the punches, etc.

Incentives

You'll be taking over my lease which is lower than the asking price on the Hub website of $3,007 per month for the exact same layout on other floors.

Additional fee

Note that you will need to apply online though the •Hub website (search "Hub BK" on Google) and show proof of income. They use the standard 40x the monthly rent, bank statements, and ID, this is nothing above what Hub does normally.

Other info

My lease is up Oct 11 2020 but I have to move out due to all the fun stuff lots of other people are dealing with. I can be flexible with timing, it's just available ASAP. The building will handle all the financial pieces as they are a management company and not a single landlord.
