Beautiful 1br apartment with lots of light and hardwood floors, well-maintained by management in an elevator building. Card-operated brand-new washers and dryers in the basement. Heat and hot water are included in the rent, so you only pay for electricity, which ranges from about $40/month in winter to maybe $160/month at most in summer, and only if you're using the ACs a lot. Trash chute in the hallway and recycling containers in the basement. Neighbors are very nice and helpful! Management and the super, Luie, are fantastic and respond quickly to any and all issues. The neighborhood is quiet and you'll be two blocks away from the beautiful free-standing Victorian and Tudor-style houses of Ditmas Park. Gorgeous year-round. The B/Q trains at Newkirk Plaza are a 9-minute walk away (and it's a STUNNING walk), as are the 2/5 at Newkirk Ave. Twenty-five minutes to downtown Manhattan, usually 45-60 minutes to places in midtown. If you have a car, street parking is plentiful and usually very easy to find. Lots of cute bars and restaurants nearby on Cortelyou Road, as well as the fantastic Flatbush Co-Op if you enjoy organic food. There's a regular C-Town grocery store literally around the corner from the apartment building on Flatbush Ave, as well as several bodegas, liquor stores, and eateries. The Kings Theatre is a 10-minute walk away, and it's right across the street from a Crunch gym you can join for only $9.95/month. It's a dream situation for NYC!

Rent is locked in through the end of the current lease (3/31/2021). Every time my lease has been up for renewal, the landlords have been willing to negotiate on the rent price hike. Last time, they proposed a $200/month increase, and I was able to talk them down to only $100. All the times before that, it was only a $25 increase. (I've been here 5.5 years, and the rent has only increased from $1500 to $1650 in that time.) They are very reasonable and easy to work with, which is rare in this city. Also, you have the option of purchasing a few items of furniture from me at very low cost, including a luxury pillow-top queen-size bed and bed frame, a large PAX wardrobe from Ikea (really recommended if you are a couple as closet space is limited to one large closet in the bedroom, and one smaller coat closet by the entrance), a vanity with a near-full-length mirror and two chests of drawers, and several bookcases. Not required to purchase furniture, and if you don't want any of it, I can make sure the apartment is cleared out before you move in.
