In this packet you will find the necessary documents that need to be completed by all parties
whose name(s) will appear on the lease.

There are also other forms of documentation that are
required of all parties in order to complete the lease application process. These are as follows:
1. Copy of Driver’s License, Non-Drivers ID or Passport (in color)
2. Copy of Social Security Card (if you don’t have a copy, your most recent W2)
3. Copy of either two most recent pay stubs or an offer letter, or employment letter or
W2 or last tax return
4. Copy of most recent bank statement (first page only)

Additional fees

For self-employed applicants please provide:
1. Copy of Driver’s License , Non-Drivers ID or Passport (in color)
2. Copy of Social Security Card or W2
3. Copy of two most recent bank statements
4. Copy of last two tax returns and or a letter from CPA.
These documents are required for all tenants and guarantors whose name will appear on the
lease. There is also a Credit Application Processing Fee of $100.00 for first applicant, $25.00
for each additional applicant and $100.00 for each Guarantor. Please make the check(s) payable
to Garden Homes. The Application Processing Fee is non-refundable.

For those who are using a Guarantor, a separate application for the Guarantor must be
completed. Please be sure to complete this as well as the tenancy application. Both applications
are required to complete the process. All of these documents are required in order to begin the
processing of a new lease.

If you decide to join us please note that at lease signing the resident(s) will be required to bring
the following:
First Month’s rent and the Security Deposit (equal to 1 month’s rent) in two (2) separate

There is a $500.00 one-time non-refundable pet fee per pet.
