Additional fee

This is a lease assignment, you would take over the lease for it's remainder. The lease expires on June 30th 2020. At that time, you could decide to stay and negotiate with the landlord (who is very pleasant to deal with and very helpful) or move on. There is no prepping of the apartment by the landlord, but we could discuss getting a cleaning service in. I would take out my security deposit and you would put your security deposit down. You would also need to pay 1st months rent before taking it over. We can discuss all terms and conditions if you desire.

There would be an additional $100 application fee to move forward with the lease assignment

- this is a lease assignment, not a sublet, so your name would be going on the lease replacing my name; it is available on July 1st and the lease would run to June 30th 2020 ... so it is a full year lease

- please do not contact me about sublets or anything other than you going on the lease until June 2020; could potentially have some flexibility on start time

- the unit and the floor of the building (20th) was fully renovated earlier this year, so everything looks brand new including kitchen, bathroom, walls, doors, appliances (and everything in the halls)

- it is a 20th floor apartment with an incredible view southwest, so you see sunlight, grass, water, boats etc. the view is really hard to beat on this one, let me know and I can send you some pictures

- there is a roof deck on the 25th floor that will be done in June of 2020, it will be completely renovated and I think is one of the top 10 views in the entire city

- this is a full service luxury building with an incredibly nice front desk staff, a full concierge (laundry, dry cleaning, maid services, tailor, packages, etc.), laundry on every floor, and so much more; this is the epitome of living in luxury

- my girlfriend and I lived in the apartment together for 6 months, so it is a studio that can fit 2 people if necessary; I say that only to suggest that it is very comfortable for 1 person and could fit 2 people if needed

- you can decide how furnished I leave the apartment ... I can leave it blank slate or I can leave a wardrobe, a TV stand, a bed frame, a couch, a coffee table, a desk, all sorts of other things can be left for you, just let me know

- the rent is 2,725 per month, with utilities, maybe closer to $2,800; they have an online portal that you use to pay rent and also can do other things (marketplace, request repair service, etc.)

- I am only leaving because I have been searching for 3 years to buy an apartment and I finally found my dream place right after I committed to a 2 year lease. It is an incredible place, I have been here for 4 years and I have loved every minute of it.
