Loft style studio unit with high ceilings and hardwood plank flooring. A lot of natural light and vibrant city views. Laundry rooms are available on every floor. Business center, conference room, health club, 75’ swimming pool, tennis and basketball courts are some of the amenities available. If any type of repairs are needed, the building's maintenance team is quick to arrive and is very friendly and efficient. Dog friendly building, with a small dog park right outside the building and Pier 84 Intrepid dog park nearby (currently there is no pet in the unit).
There are two options: 1. Lease assignment at the existing locked-in rate until end of June 2024 (furnished or unfurnished); or 2. Signing your own new lease at the market rate (unfurnished only).
Option 1: Starting from October 14, 2023 until June 30, 2024 you would take the apartment as is (meaning the building would not be cleaning and painting the unit before you move in, but I have kept the unit in pristine condition and would be happy to pay for it to be professionally cleaned prior to you moving in). You would take over the current monthly rent of $2,620 with a one time security deposit of $1,500. You have the option to renew past June 2024, with the rent adjusting to market rate at that time. Based on the current market rate for a similar unit of $3,400, the lease assignment option would give you 8.5 months in reduced rent. The apartment can be assigned fully furnished in ready state, with you taking possession of the existing furniture (I propose a one-time fee of $1,275, which could be split into monthly payments if you prefer) or unfurnished.
Option 2: Sign your own new lease immediately. If you are interested in a long-term lease (at least one year), I will let the building know that I am vacating the unit and, after cleaning and repainting, the unit would be listed at the current market rate (around $3,400 per month).
