The nicest thing I can say about this apartment is that every time I walk in through the doors or wake up and look through the window, I’m just happy to be here. Why?
Apartment:
- top floor of a luxury high-rise, large studio (~500 sq ft)—all yours!
- great separation between the kitchen, bath, and living area; cute nook for a home office
- west-facing windows with plenty of light, facing the park with the most INCREDIBLE view! You can see all of Prospect Park, the Verrazano Bridge, Statue of Liberty, and Lower Manhattan. It’s gorgeous in all seasons, with the most vibrant rainbow of colors in fall, picturesque snow in winter, and blooming flowers and leafy greens in spring/summer
- all new, light and elegant finishings: stainless steel in the kitchen, pale wood floors, marble countertops
- in-unit separate Bosch washer/dryer
- dishwasher (hard to find in NYC)
- furnished (optional)

Building:
- brand new; built in 2016
- literally everyone is incredibly friendly, from the doormen and super to the residents
- Always clean, bright, and so adorably decorated during the holidays :)
- full-service luxury high-rise, with a gym, yoga studio, gorgeous rooftop w/ seats and barbecue grills, rooftop lounge with fireplace, coworking space, chef’s kitchen, movie theatre, gardening plots, pet spa, dog walk, weekly fitness and social events, and more
Neighborhood:
- right at the SE corner of Prospect Park, near Lefrak Lakeside (ice rink in winter; roller skating in summer)
- easy transport: within 5 mins to both the Parkside Q and Prospect Park B/Q/S
- incredible restaurants, both loyal corner shops and high-end dining! Everything from the best birria tacos you’ve ever had in your life at Jauja, to legendary Peppa’s Jerk Chicken, to adorable New American joint Edie Jo’s, to J&J’s Cupcakes, to delicious Parkside pizza, to fancy omakase, locally foraged menus at The Honey Badger, not to mention all the great bars along Flatbush and nearby Nostrand…it’s amazing
- Area is also known as “Little Caribbean,” so tons of culture
- cute bookshops, stores, and all necessities (eg Duane Reade, 3 large grocery stores) all within 5 minute walk
- vibrant, popular, safe; easy to walk along Flatbush Ave at night
I’d give anything to be able to stay here; this place is an absolute bargain for everything you get. My heart sinks as I have to even write this listing… but I unfortunately have to leave NYC for grad school. Therefore, I’m looking for someone clean, respectful, and responsible to take care of this place and love and enjoy it, as I have cherished it over these past few months!
***RENTAL DETAILS***
- I am offering a *lease takeover/reassignment*, which means that you’d finish out my lease (until October 31), with the option to then renew/sign your own! This is perfect for someone moving to the city ready to sign or just looking to confirm a place to live with flexibility to stay for just a few weeks or about a year, with the chance to lock in a pandemic rate :)
- Lease terms: Again, this is a lease takeover/reassignment, NOT a sublet. I could potentially consider a sublet for the right person, depending on circumstances, but would require a $2500 flat rate/month (all-inclusive of utilities & furniture) as well as one month's security deposit to be refunded upon move out/confirmation from the landlord of no damage. The security deposit is non-negotiable and a background check by the landlord is still required (although I would cover the fee).
- Dates: starting anywhere between September 16 and October 1. It is NOT possible to start earlier, unfortunately. The two end date options are either 1) October 31, 2021 (4-6 weeks) OR 2) October 31, 2022 (12-13.5 months). You’d have until October 1 to decide whether to renew.
- You: can have pets, be a couple, we welcome all! Must submit to a background check though (I'll cover the fee!), and be able to show that you have good credit and make 40x the rent (or have a personal guarantor). **Please respond indicating you can meet these requirements, as well as sharing some quick background information about yourself.**
- Furniture: apartment can be left fully furnished, unfurnished, or somewhere in-between. As an incentive, depending on your preference, I’d be willing to sell you my items at a discount :)
- Due to volume of replies, any requests outside the above outlined parameters (e.g. asking to start earlier than Sept 16, requesting a five-month sublet, not introducing yourself) may not be answered, unfortunately—it's nothing personal and I still wish you all the best in your search!
- Next steps: 1) you send an email/text/call acknowledging the above info and sharing some about yourself/what you're looking for; 2) we connect for a phone call or virtual/in-person tour and I share any additional helpful info, including connecting you with the leasing office; 3) I help walk you through the lease takeover process alongside the office through which we finalize all the paperwork and payment; 4) you move into your gorgeous new turnkey home :)

Standard NYC rental requirements; must make at least 40x the monthly rent, have decent credit, and submit documents within 48 hours of application; those who do not meet requirements may need a guarantor
Documents to submit:
1. A completed application (super easy to fill out online, I’d cover the fee)
2. An employment letter stating current salary and length of employment OR if a student, copy of student ID and acceptance letter or most recent class schedule
3. A current bank statement
4. 2 recent pay stubs, 4 if you are compensated weekly OR if self-employed, a certified public accountant (CPA) letter stating your annual salary (not required if a student)
5. Photocopy of government-issued ID
6. Mortgage statement, tax bill or deed (if landlord of current residence)
7. Tax returns for the last two (2) years may be requested (not required if a student)
