We have a 30-90 day minimum stay requirement (no exceptions).
NYC occupancy tax is applicable for stays under 181 nights. The occupancy tax rate is 5.875% + $2/night. Tax-exemption for stays of 181 days or longer (contract must be signed for a stay of 181 days or longer to be exempt from paying tax)

The Library Suite (apartment #2) is a 1 BR apartment consisting of two rooms and two bathrooms plus kitchen. There's an interior connecting hallway that connects the front room with the back bedroom via the kitchen. The apartment is the combination of the street facing room and the garden facing bedroom positioned in the rear part of the building. Because this is technically a 1 bedroom apartment we limit the occupancy to 2 guests. We have furnished both rooms with a queen bed to provide flexibility to the apartment so that two guests may each have a separate room and queen bed. Thus, there isn’t a separate living room. The apartment has two entrances. Each bedroom includes a private en-suite bathroom. Of the three full-floor suites in the townhouse, the Library Suite is the only one with two bathrooms and offers the best arrangement for two colleagues traveling together. The kitchenette is shared by both rooms.

Front Room
The street-view side of the second floor makes up the Front Library, a simple but spacious bedroom whose oversized north-facing windows give a terrific midlevel portrait of the townhouse's neighbors. An original marble fireplace mantle, parquet floors, and a 10-foot ceiling form the backdrop for this wonderfully decorated, approximately 345 square foot room.

A comfortable Ralph Lauren leather settee sits at the foot of a carved wood queen-size bed with rolling-pin headboard, both of which give way to a small marble bistro table and bamboo bistro chairs. Two more marble-topped items - a Victorian washstand and Victorian dresser - complete the suite's primary furnishings. The prints of 18th and 19th century ante-rooms and throne-rooms along the north wall remind one of a kind of luxury that the Front Library itself hearkens back to and perhaps makes it apparent why Country Living Magazine chose to photograph the Front Library for their "Inn of the Month" feature.

The vintage bathroom is a narrow space composed of a tiled tub/shower, pedestal sink and toilet.

Rear Bedroom
The Rear Library exudes a kind of palatial serenity, owing to its spacious size and cream bedding around the queen-size sleigh bed, and an entire wall of floor-to-ceiling books. The south-facing bedroom suite gets lots of light through its three lace-clad windows, which overlook a garden and terrace. The quiet bedroom suite is positioned in the rear of the building. The beautiful oak parquet floors, the imposing marble fireplace, and the 10-foot ceilings all contribute to the expansive quality of the room. A large Oriental rug, a bureau, an armoire, and a round dining table with three chairs complete the suite's furnishings. An en-suite bathroom consists of a tiled shower, pedestal sink, and toilet.

The Rear and Front bedrooms connect via an interior door and hallway through the kitchen. The compact kitchen, shared by both bedrooms, includes a microwave, toaster oven, a regular oven, 4-burner gas stove, a coffee maker, sink, and apartment size refrigerator.

We think you should know:
-This Front Bedroom faces Street Side (North) and the Rear Bedroom faces the Garden (back of the house)
-The apartment is two flights up from the entry hall level
-It'll take you thirty-six steps to reach the apartment's entrance
-There is no separate living room.
-The kitchen is small but still good enough to prepare your morning coffee and other basics, just don't expect to flex your culinary muscles
-Guests won't be able to sit around a crackling fire – the fireplaces are decorative
-TV SERVICE/Wi-Fi: The apartment is equipped with two TVs. The TVs are equipped with a ROKU device for streaming Netflix, Amazon Prime or your favorite TV app through subscription. The choice of what to watch and what to pay for is up to you. To access fee-based programming, you must be a subscriber and login with your own username and password.
-Cable TV is not provided
-a/c is provided in the months of June, July, August, September & October for an extra fee (optional in the months of June and October).
-Guest won't be able to sit around a crackling fire – the fireplaces are only decorative.
-The kitchen is small but still good enough to prepare your morning coffee and other basics, just don't expect to flex your culinary muscles
-The suite is furnished with two queen beds.
-Only two guests maximum are permitted in the suite as this is a 1 BR apartment.
-The bathroom of the Rear Bedroom has an interesting layout with a double door entrance
-Supplies and equipment for the apartment such as a portable a/c (2) and fans are stored in the closets of the apartment when not in use.
-Wi-Fi service is provided with the monthly utility fee. Please note that the Wi-Fi is intended for basic residential use only such as emails, and not for heavy download of large data files.

1871 House apartments and suites are only available to book for a minimum 30-90 night stay. We may reject 30 night stays for dates not contiguous with existing reservations. Unfortunately we can't make exceptions.
-As 1871 House is a historical building and retains much of its 19th Century structure, it is not suited for all accessibility needs.
-The charming, late 1800s townhouse, is not a modern structure – think creaky floorboards and things as such.
-This home was built in 1871, so there are signs of wear and tear.
-The suites are not equipped with a buzzer system
-There's no lift (elevator) in the building. Guests are responsible for transporting luggage to their booked accommodations.
-As this is NYC, you shouldn't expect the streets below to be quiet – there may be construction or traffic noise nearby
-Pets are not permitted. Sorry but we can't make exceptions.
-Fireplaces in the house are only decorative.
-We provide a supply of linens & towels. We include sheet sets (a mattress pad, flat & fitted sheets and pillowcases), down pillows, down blanket and duvet cover (in cool weather months), cotton blankets, quilts & towels.
-There isn't a laundry facility in the building. Guests have access to many neighborhood laundry and dry cleaning merchants that offer laundry service by the pound with free pick-up and delivery.

-MINIMUM AGE REQUIREMENT of primary renter is 25 years of age (exceptions handled on a case-by-case basis).
-1871 House is a converted 148 year-old Brownstone. In that it is an historic building constructed in the year 1871 there is no elevator and all suites are accessed via our central open staircase.
-SUPPLIES: Basic supplies such as dish soap, dishwasher pods, toilet paper, hand soap, shampoo and trash & recycling bags will be provided upon check in. It is the responsibility of the guest to replenish any items that they need if they run out.
