Property Details

Please note: the furnished patio image is to show what can be done with the space; the unfurnished is it's current state. However, the concession amount is more than enough to replace the ikea tiles, hammock, and lights (only items removed), and I can provide specs on each of them.

About the room:
Size: Fits a full size bed, plus some furnishings ― I personally used a loft bed to make the most of the space. The frame is still present and can be removed prior to your move in, or included for free - it's a Stora ikea bed. Likewise there's a bookshelf, curtains, and hanging window plants (pictured) that are free to the new tenant or can be arranged for removal.
Rent: $800 a month with concession; renewal would be at full $988 amount
Utilities: Split evenly, about 60-120 a month for water, electric, and internet. The internet was recently upgraded to fios for heavy duty use and speed.
Space; The apartment is on the second floor of a building, a short walk up. Shared living room ― this has been redecorated slightly since the pictures I took, as my former roommates picked up some more seating to replace the couch.
All the kitchen basics are already there so no need to buy a new set and there's 2 bathrooms so you only share with one other person -- no need to compete in the mornings.
There’s also a washer/dryer for the building in the basement, which is hooked up to a laundry card so no need for quarters.
There's access to the building rooftop, a huge space with a view of manhattan in the distance, and they added cushioned tiles. Great place to watch the sun rise while sipping tea in the morning, or enjoy the night skyline with a glass of wine. I've hosted large events up there (pre-pandemic) as well and it's great for entertaining.
The room itself has the main access to a patio garden space, which is shared with another tenant who has access through her windows overlooking the area. Most of the furnishings came with me as I left, but I’ve included an old picture to show the potential of the space - the tiles were just from ikea for a few hundred and I can share dimensions if you’d like to get your own. The space was great for outdoor lounging to stay sane during covid.
Location; The big draw. The apartment is a 10-15 minute walk to the JMZ at Myrtle-Bway in one direction, or a 10 minute walk to the G at Bedford-Nostrand in the other. There’s two bus stops right outside the apartment for getting around brooklyn or into the city, and a bike lane right outside with 2 citibike stations within 2 blocks.
On the next block over is a great little supermarket that's always well stocked, and further down that same street is an affordable laundromat with wash and fold if you want to skip on using the basement machines or keep a busy schedule.
It’s located right above both a chinese takeout place and a liquor store (all your needs right there), and a brazilian place opened around the corner. There’s also a great coffee place across the street, and a lovely mini-diner down the block.
And it’s only a 15 minute walk away (or an even shorter uber) from all the great art events and venues in Bushwick, without having to deal with the nightlife noise after coming home.
Pets may be allowed, but need discussed with the other roommates. There’s currently a small dog in the apartment which may be present during tours, but it won’t be staying past move in as it belongs to a temporary guest.
Move in requires first month reduced rent of $800 plus a refundable $988 deposit of the original lease amount, returned at the end of the lease. Likewise any tenant must either make 40x the lease amount ($988) or have a guarantor making 80x. By request of the current roommates (all female), female only.

Incentives

Offering a $188/month discount on the remaining lease term, bringing net effective rent to $800. Also optionally includes a free ikea Stora loft bed frame, which can be removed prior to move in upon request.

Additional fee

$20 application fee, +$20 for any needed guarantor

Other info

Renewal is usually a $50 increase, split evenly 4 ways. Given the current environment that may be negotiable with the landlord.
