My wife, our dog Snocone & I are taking a long break with our family members in Washington until the least ends.

We've talked to our lease manager and we got the OK to sublet, and the only thing it will require is a usual background by the building prior to subletting.

Lease manager also said that the new tenant also has the option to sign a new lease directly, but as our furniture & some of the belongings will be left behind, we prefer that we sublet until December.

You will definitely have the right to sign a new lease at the end of the lease term (March 2nd) as we do not plan on renewing the lease, or even before considering that we can make arrangements to move out our belongings at a reasonable time.

There is also valet parking attached to the building.
We currently have a monthly spot, but I do not think that will be transferrable so the new tenant will have to sign up separately.
There are ample room so shouldn't be an issue there.

I'm not sure what the background check fee is by the building but I'd assume anywhere from $20-40 is my guess.

Price of the apartment if you were to sign a direct lease with the management would be NET ~$5000, considering that your lease term is 15 months with 3 months free, so you end up paying about ~$6300 for 12 months.
