This is a large one-bedroom apartment in a great neighborhood - right off the main drag in Ditmas Park, Cortelyou Road. There are great Victorian houses around, the area is great for walks and runs. It's less than 15 minutes walking to Prospect Park as well. Also close to popular restaurants and bars (The Farm on Adderley, Cafe Madeline, Bar Chord, Sycamore Bar/Florist) and near the Cortelyou Greenmarket (Sundays year-round) and Flatbush Food Co-op. Less than 5 minutes to the Q train (30 minutes to Union Square).

The apartment itself has windows facing three exposures (north, west, and east) over a wide street on one side and open space on the other, offering great light all the livelong day. It was renovated just before I moved in and I've taken great care of the place - the appliances are in perfect shape. Kitchen is a decent size with good storage, and the living room (11x15) and bedroom (10x14) are perfectly sized. There are three closets in the apartment, as well as coin-operated laundry in the basement.

Generally pest-free - I've only seen maybe 3 NYC type bugs in close to 3 years here.

Incentives

This price will include all utilities (electric, gas, internet), and is a discount on the current rent. If you'd like to move in earlier than 8/1 we can negotiate a reasonable, further discounted price for any days in July. A couple small pieces of furniture would be yours to keep (end table, tv and stand) if desired.

Furnishings will be minimal, but livable (couch/futon, air mattress, armchair, large nightstand, end table, table/chairs, small tv and stand, basic kitchen supplies, sheets and towels); also can be provided unfurnished.

If you're interested in signing a 12 month lease beginning 8/1, the rent would be $2266.49, as per the landlord. This would also be the renewal price if a subletter were to apply for the lease beginning 11/1. Anyone looking to sign a lease would need to make 40x the monthly rent, and have good credit.
