I’m subletting my great little 1-bedroom apartment in the East Village for one year starting in January 2020. It’s on East 7th Street between 1st and 2nd Aves and is fully furnished.

About the place:

- 400 sq ft, floor-through apartment with living room, bedroom, kitchen and bathroom
- Top floor; 4th floor walkup
- Furnishings include all furniture (including full size bed, full length sofa a bar cabinet!), a fully-equipped kitchen, wall art, linens, wifi and TV/stereo
- Two closets, plus kitchen pantry
- Full-size gas stove and full-size fridge
- Two window AC units and space to store them in the winter
- Great light
- Intercom and buzzer
- Fantastic location: amazing food, drinks and art on your doorstep, good access to subways
- The landlords and their adult daughter live in the building; it has a great, old New York feel
- Rent: $3,000/month, plus ~$160/month for utilities (gas, electricity, internet)

Things to be aware of:

- Bathroom has a shower only, no bathtub (good water pressure, though)
- Floors in bedroom and living room slant quite a bit
- No laundry in the building, but there’s a nice laundromat right around the corner
- No cable; streaming is the way to go

Subletter requirements:

- I need someone who will stay for the full term of the sublet (one year)
- I prefer to rent it completely furnished, but if there are specific pieces you don’t need, we can talk
- You will need to provide a paystub, bank statement, credit report, etc. to show financial stability
- Security deposit is one month’s rent ($3,000) and is due upon signing the sublease agreement
- Payments must be made via bank transfer or similar (no checks)
- I’ll ask you to get a renters insurance policy (covers both your stuff and mine); this will only be ~$7/month
- No smoking in the apartment
- No pets (there are dogs in the building, but no animals allowed in my place)
