The apartment

A large, pleasant, and well-located one-bedroom apartment is available in the Prospect Park South neighborhood of Brooklyn starting September 1 or 15. The apartment is large for NYC (875 sq ft) and has tons of closet space, including a flexible broom closet that can accommodate free-standing shelves in the bathroom. The kitchen was renovated recently and includes a dishwasher and a new refrigerator.

The bedroom is large enough that it could be split with a temporary wall to make a second bedroom for a small child. (Extra deposit required for potential wear-and-tear.) The apartment gets lots of lovely afternoon sunlight. It can be fully, partially, or unfurnished, though there are a few items of furniture I would prefer to include as part of the rental regardless. There are window AC units in the living room and bedroom.

Currently this is a one-year rental, but there may be a possibility to extend for a second year.

Heat and hot water included; all other utilities are the responsibility of the tenant.

The building

The building is near great restaurants, bars, several grocery stores, and is less than a 15-minute walk to beautiful Prospect Park. It is clean, well-maintained, and convenient to Manhattan. It also has a shared backyard, laundry, an elevator, and an awesome live-in super. Cats allowed, no dogs. Most of the residents are either owners or long-time renters and are friendly, considerate neighbors.

The neighborhood

The neighborhood is entirely unique from all of NYC, made up of huge, beautiful Victorian mansions, which make it delightful to wander and explore. It's a five-minute walk from Cortelyou Road, where there are amazing restaurants and cafes, shops, and a coop grocery store with a huge selection of organic food.

Please note that for the first two months the roof will be undergoing a renovation, and as the apartment is on the top floor, the tenant will be affected. During that time I will offer a reduced rent.

Getting around

The B & Q trains are about a 5 minute walk away and it takes about 25 minutes to get to Manhattan. The B train is express but does not run on weekends. Also, the "magic bus" (that is, the B103) is a 5 minute walk away, and takes you directly to fabulous and popular Park Slope neighborhood in 15 minutes. There are also express buses that take you directly to downtown Manhattan and Midtown.

This is a coop building, and as such there are requirements for all potential renters. If you can't or are unwilling to provide the following, please don't apply.
