Lease takeover Dec. 1 2018-July 31 2019. The new tenant will have the option at the end of the current lease period (runs through July 31,2019) to renew at a similar rate (increase may be 1-2%, or ~$20-30).

1 block from the 7 train, Q32, B24, Q60 and Q104 busses. 15 minute $15 car to LGA.

What do you love about this place?
It's close to Manhattan (my commute to work on the upper east side is 25 minutes), there are so many good grocery stores in close proximity, lovely french doors, very reliable heat and hot water, onsite super, very responsive small-time landlord who lives locally (Flushing) and owns a coffee roastery in the neighborhood. I have met all of my neighbors (only 6 in the building), everyone is nice, quite and conscientious.

It's an affordable place for someone living alone, and an absolute steal for a couple. The main space has served as a wonderful studio for me, it's spacious and warm with plenty of light. The bedroom is large and has two windows and a big closet. The kitchen is great, there's plenty of cabinet and counter space as well as a built in breakfast bar, and a window with a fire escape where little birds like to hang out and keep you company while you're making coffee in the morning. The closets (one in the bedroom (one in the main space) look a little small in pics, but they are very tall and long, so there's ample storage space.

There are also a ton of great restaurants in the neighborhood (Thai Diva, Chihuahua, Soto Stella, De Mole, Cemitas el Tigre, etc.) and a lot more if you take the 7 into Jackson Heights and Flushing. And a number of good laundromats (I recommend Diamond Cleaners on 45th, ask for Jenny). Great coffee at Brookside Market (Stumptown purveyors), and some of the best cocktails in NYC just two 7 train stops away at Dutch Kills.

What isn't so great about this place?
Some of details are not the most glamorous (cabinets are standard 80s style, window frames have some errant paint on them). You can hear the train, which is just a couple blocks away, I got myself a noise machine when I first moved in and haven't been bothered by it since, but if you're super sensitive to city sounds it might not be a good fit. The block itself is not as lush as the neighborhoods north of Queens Blvd, but they're very close so a walk to the park or through the fall leaves down a nice tree lined street is still at your finger tips.
